What You Need to Know About the Jumeirah Lakes Towers - Dacha

Jumeirah Lakes Towers (more often known as JLT) is Dubai's most popular expat neighborhood. It's a great area to get a drink and a bite to eat because it's packed with stylish bars, busy restaurants, and attractive cafés. There are plenty of salons, gyms, and activities to check out, as well as an escape room or two - if you're into that kind of thing.

JLT Dubai In a Nutshell

  • A bustling mix of offices, homes, retail, food and beverage outlets, and hospitality venues are housed in 26 clusters of three buildings each.
  • One of Dubai's freehold areas
  • It takes its name from the lakes that provide attractive seaside promenades.
  • JLT Park has expansive pet-friendly parks
  • One of Dubai's most pedestrian-friendly skyscraper communities.

Location-Wise:

  • The neighborhood is around 30 minutes from Dubai International Airport (DXB)
  • It takes around 5 minutes to get to Sheikh Zayed Road; however, allow a little extra time during busy hours.
  • The business hub of Dubai Media City is around 10 minutes away, while DIFC Dubai is about 20 minutes away by car.
  • If you want to go downtown, you can get there in 20 minutes, depending on traffic.

JLT is one of the largest residential districts in modern Dubai, with approximately 70 structures distributed across 26 clusters and three lakes and more than 35,000 people. Like many other neighborhoods in Dubai, it's surprising that this is one of the city's newest constructions, with the first tower completed in 2006 and roughly 80% of the remainder completed in 2011.

JLT has become one of the most attractive addresses in the city and one of the most up-and-coming neighborhoods, with rentals much lower than Dubai Marina and Jumeirah Beach Residence, while only a ten-minute taxi ride away.

How Much Does a Unit in JLT Cost?

JLT is a freehold area, which means that UAE nationals, expats, and international investors may own property. In JLT, you may buy a studio for AED 424k, a one-bedroom flat for AED 732k, and a two-bedroom apartment for AED 510k to AED 2.5M.

An enormous 3-bedroom flat costs around AED 1.7M on average. A 4-bedroom flat in JLT may be purchased for AED 3.2M. The largest apartments with five bedrooms cost AED 6.4 million.

How Much Does it Cost to Rent a Unit in JLT Dubai?

A studio at Jumeirah Lake Towers starts at AED 24k, while a 1-bedroom apartment starts at AED 29k. On average, a 2-bedroom property may be rented for AED 76k, while a 3-bedroom home can be rented for AED 59k to AED 290k.

Saba Tower is one of the most popular apartment complexes in JLT. It is a multi-story building with studio, one, two, and three-bedroom apartments—rental studio apartments at Saba Tower range in price from AED 30k to AED 45k. Jumeirah Bay X1 and Armada Tower are two more prominent residential buildings in Dubai.

Final Thoughts

Although the region is unquestionably a fantastic place to live in Dubai, there are a few things to consider before relocating to JLT. For one, JLT has had traffic issues; however, recent road improvements have considerably decreased this. If you plan to drive a car, keep in mind the neighborhoods mostly have a one-way street, which means you'll have to circle back a long way if you miss a turn.

Parking spots are not always accessible with each apartment, so before moving to JLT, confirm with your agent or landlord if one is included.
