Dubai’s secondary real estate market booms in first quarter - Dacha

Dubai's real estate market recorded the best ever quarter since 2010, with a striking total of 20,539 sales transactions valued at AED 55.5 billion.\

With investors from Europe claiming premium hotspots in the top-10 list of Dubai real estate. Investors from India and Pakistan also made substantial investments in Dubai real estate this quarter, which saw a huge increase in Canadian, Russian, China, and investors from Lebanon which also came into the top-ten list.

 

Secondary real estate market continues to glow

The secondary market leads the way in the real estate sector at around 58% of total sales transactions, the remaining primary sales were recorded at 42%.

In April, the Dubai real estate market relished its second-highest ever April of transactions. 60% of transactions were secondary properties and 40% were off plan. This results in a 46% increase in volume and a 67% increase in year-on-year value after a record-breaking month just previously in March.

 

A rising trend to continue

As we saw in April an astonishing total of 7,009 sales transactions worth AED 18.3 billion. The second-highest April on record, April 2009 being the highest so far. The top areas in April for villas and townhouses were Arabian Ranches 3 for off plan and Dubai Hills Estate for the secondary market.

A continuous rise in the market is expected, with more foreign investors streaming into the market. As Expo 2020 attracted numerous first-time investors who eventually decided the Dubai real estate market is worth investing in especially with recent law and visa changes making it a much more manageable place to invest and potentially live.
