Our Guide to Applying for the Investors Visa in Dubai - Dacha

Dubai real estate is perhaps one of the best investments you could make! Not every piece of land will be profitable—location matters more than anything.

Given the significance of a property's location, it makes all the more sense why Dubai’s real estate market has reached $9.8 billion in the first five months of 2021! However, if you're keen on investing right away, you must hold your horses.

As with any other country, you must comply with the policies of the place you're planning to start a business in. As such, before you can create a business or invest in an existing business in Dubai, it's crucial to get approved for an investor visa.

What Is an Investor Visa?

If you're looking to gain access to the Dubai real estate market and start a business, an investor visa is the best option.

An investor visa is a residence permit that gives the applicant the freedom to live and work in Dubai. The visa can be categorized differently, depending on the applicant's occupation and salary.

An investor visa is required for people who wish to stay and work in Dubai for more than 90 days. In a nutshell, it allows visa holders and their families to remain in the country for the purpose of making and saving money.

In the past, a common requirement of each visa was that the applicant must be investing a minimum of AED 1 million in a property or a company. However, the amount has been reduced to AED 750,000, which is good news for you!

How to Apply for an Investor Visa in Dubai

1. Meet the Requirements

Once you have decided to start a business in Dubai or move to the UAE for business purposes, it’s now time to acquire your investor visa. For a three-year visa, it is recommended that you buy a property worth AED 750,000 and above.

On the other hand, if you want to apply for a five-year visa, you must invest in a property worth AED 5 million. The amount you invest on the property is not allowed to be based on a loan, and the land must be retained for at least three years.

2. Submit the Application through the Dubai Rest App

The Dubai Rest App is one of the fastest and easiest ways to apply for your investor visa! You can submit your application electronically, make payments, and track your application status through the app.

The app has a user-friendly interface that allows you to easily enter your personal information and browse your investment property details. You can also upload any supporting documents or purchase a property through the app.

Once you have submitted your application, paid the respective fees, and got a medical examination, you must wait for the investor visa approval letter to be delivered to your home address.

3. Obtain the Investor Visa

Once you have your investor visa, you're now free to purchase a property and carry on with your business. Ensure to comply with the conditions of your visa and apply for renewal once your visa has expired so that you can continue to invest in Dubai.

Conclusion

If you're looking for a place to invest in, Dubai is a great place to start! With the minimum requirement to apply having changed to AED 750,000, there's all the more reason to invest in Dubai real estate.
